Just 3 miles from the centre of Cambridge, the site is situated in the largest settlement in the South Cambridge district, close to the M11 and A14 transport corridors. The area is well placed to benefit from the new public transport system along the former Cambridge-St Ives railway line, which seems likely to become a key component in future planning.

In July 2005, an outline planning application was submitted for the new town of Northstowe on 1,050 acres of land 3 miles north of our site. The town will contain 8,000 new houses and 6 schools. Outline planning permission is expected to be granted in Spring 2007 with building starting later that year.

At nearby Waterbeach, a consortium has been formed to develop a new settlement of 6,000 homes, initially on the former MoD barracks and land adjacent to the Kings Lynn-Cambridge railway line.
