Can you guarantee that I will be able to build on my plot? No there is no guarantee that planning permission will be given, although we try not to buy land where it would obviously never be given, like Conservation areas.
Is there right of way? All plots have right of way access
Can I obtain planning permission before I buy? You can if you wish but there is the risk that the price of the land could well go up once the news is out that deliberations are in hand as land with planning permission is obviously much more valuable that land without it.
Can I view the plot before I buy? Yes of course, see our directions to the sites on each plot page.
Can I visit your office? Yes at any time Monday to Friday.
Why is there such a huge difference in price between land without planning permission and land with planning permission?

Land without planning permission is often no more expensive than agricultural land, which is more or less freely available as most farmers in the UK are struggling financially, under the current Government policy of importing food cheaply from so called third world Countries with lower standards of living, production quality, health legislation and cheaper labour costs.

Land with planning permission is the price of building land being fiercely competed for by the big Public Company national house builders.
Are there any other costs? Yes £40 to the local Land Registry for the documents to be registered into your name, or any other name.
Do I need to use a Solicitor? No. Because we have here in the office the Title Deeds issued by the Land Registry, which are simply transferred by you into your chosen name on the forms we send to you.
What percentage of individuals use Solicitors for small land transactions? We believe it is less than 1% and after all you do not use a Solicitor for a motor car!
What is the procedure for the sale?

You send us a 10% deposit cheque which is non-returnable should you change your mind, but returnable if there is a defect in our title.

We send you photycopy documents of the Land Registry Title of Ownership, plus Charges Register including Covenants, which you then verify with them.

You then send us the 90% balance and we return the orignal title documents to the Freehold to you plus accompanying forms.

You then send £40 to the Registrar together with the forms to register your new title. Simple!
What methods of payment do you accept? Cheque, bankers draft or electronic transfer over the Internet to our account.
Will any searches have been done? Yes a Land Registry search will have established ownership and the legal conveyance will have been performed.
Is all the land freehold? Yes.
